Choosing the right layout for a luxury kitchen is probably the most important part of the entire kitchen design process. Careful consideration should be taken to incorporate key factors such as space, practicality and style to offer a smart kitchen for your property development.

Type of development


The type and size of development is one of the key points to take into consideration, not forgetting the location and selling price of the development, as this will help determine the optimum layout to help achieve decent profits but also ‘sell’ the property.


For smaller developments with compact kitchens, practicality is often the top priority. The one wall or L-shaped layout is a great option to maximise the use of available space. Fitted rather than freestanding units are preferable and be realistic about the size of appliances and use integrated equipment where possible. The addition of an island or peninsular can cleverly split the space into zones and create a natural traffic flow in the room.

Optimum use of space

Effective kitchen planning should always adopt the working triangle theory. Developed in the 1940s and still popular today, this concept promotes a natural pathway between the sink, cooker and fridge, with adequate worktop space in-between. To ensure maximum efficiency, the sink, oven and fridge should be positioned in a working distance from each other to minimise wasted steps and provide ample room for cooking.
